Acquisitions and Development Analyst

Job Description

Provide support and assistance to the Development and Acquisitions team of North America. Additionally, assist the business development activities for North America. This position reports to the Acquisitions Manager.

Primary Responsibilities

Target Market Underwriting:

  • Aggregate Comps (Investment Sales Leases, Land Sales), Development Pipelines (Under Construction, Planned, Raw Land), Site Plans, and Brochures across target markets from brokers and online databases.
  • Update and maintain existing Market Data Tracker for each target market
  • Understand and apply valuation methodology and net effective analysis
  • Develop analysis for supply/demand, rental growth rates, absorptions rates, etc.

Compile Investment Committee Papers and Slide decks for Acquisition Approval

  • Follow existing template and work with the relevant parties involved to complete each section with necessary research, supporting documents, and evidence

Generate and present feasibility analysis for prospective acquisitions including ground-up development, value-add, core sale/leasebacks and potentially other acquisition structures

  • Utilize various methods of valuation - replacement cost, comparable sales, discounted cash flow
  • Maintain log of construction site/shell estimates for actual development and prospective acquisitions
  • Maintain Acquisitions Tracker, offer due dates, access links to data rooms, and data room information
  • Work with VP Due Diligence and Acquisitions Manager to determine costs and compile budgets for various projects (permits & fees, infrastructure) and assess risks and opportunities.

Assist in sourcing new acquisitions: development, value-add, portfolio opportunities in line with Business Plan.

  • Prepare initial LOI drafts; make instructed changes
  • Compile initial feasibility for proposed acquisitions including flash report and market support and present to Acquisitions Manager and Regional Director/Chief Development Officer.
  • Prospecting for potential off-market opportunities, including property and owner/seller research

Assist Acquisitions in supplemental and auxiliary tasks including but not limited to:

  • Support with formatting and writing of investment committee papers and presentations
  • Read and understand internal appraisal reports and analysis
  • Provide administrative support (word processing, PowerPoint, and spread sheet analytics) to senior staff across functional groups
  • Assist in the preparation of all internal analysis including position papers, GIC papers, etc. where required by management
  • Preparing for various reports and presentations
  • Competitor research
  • Produce meeting agendas, summaries, and action items (as needed)
  • Aid with lease analyses (as needed)

Business development related tasks that may include:

  • Customer research, compiling detailed company X-ray (customer profiles)
  • Assembling various customer packages (as instructed)
  • Develop and maintain customer database (to be compiled)
  • Updating group’s development pipeline reports (to be sent out monthly via emails to existing customer base);
  • Provide information links for various customer requests for Senior Mgt.
  • Track and research various companies found on Lead Forensics through coordination with Marketing Team

Develop a thorough understanding of the development and acquisition process, and possess the necessary skill set to articulate/implement the necessary actions to source and acquire properties [i.e., financial underwriting, identification of “fatal flaws”, contracting the property, preparing submittals to obtain the necessary pre‐acquisition approvals through GIC/IC, conducting property inspections and to obtain to final acquisition approvals from GIC/IC].

  • Compile and disseminate weekly acquisitions tracker to senior management
  • Apply time management & prioritization of competing demands, often with compressed timelines

Skills & Qualifications

  • Bachelor’s or master’s in business or real estate
  • 2-4 years of real estate development or acquisition analyst experience, or other relevant non-real estate investing or investment banking experience in an analyst capacity
  • High degree of functional capabilities of MS Excel, Word, PowerPoint.
  • Prior experience with Argus (but not required)
  • Ability to use, modify, and create real estate and/or financial models
  • Ensures that tasks are completed timely and 100% (first time)
  • Interest in industrial real estate and data centers
  • Experience and interest in AI and incorporating AI into daily tasks
  • Desire to build a long-term career in real estate
