Reports To: Project Manager
Status: Full-time, on-site, exempt
Salary Range: $100,000 – $140,000 (commensurate with experience)
Position Summary
The Assistant Project Manager supports the Project Manager in administering the construction contract, with primary responsibility for cost tracking, change management, subcontractor administration, and MWBE/SDVOB compliance reporting. The APM is responsible for keeping the project's administrative engine running — submittals, RFIs, COs, billing, and reporting — on Procore.
Key Responsibilities

Administer Procore as the project's primary CM platform: submittal log, RFI log, change order log, drawing/spec sets, daily logs, and document control.

Process monthly subcontractor pay applications (AIA G702/G703); verify certified payroll, apprenticeship documentation, lien waivers, and MWBE/SDVOB utilization before approval.

Manage the change order process: solicit and review subcontractor pricing, prepare change order packages and supporting documentation, and track through Owner approval.

Maintain the project budget, commitment log, forecast-at-completion, and open-book cost reports in the GC's accounting/cost system.

Support buyout: prepare bid packages, scope sheets, bid tabulations, recommendations of award, and subcontract drafts (with Owner step-in and pass-down provisions).

Prepare and submit monthly MWBE/SDVOB Compliance Reports (OCSD-6) and Workforce Utilization Reports (OCSD-3).

Support the PM in maintaining the master CPM schedule and biweekly schedule updates.

Track submittals, RFIs, and shop drawings to closure; expedite long-lead procurement.

Compile and maintain record documents, O&M manuals, warranties, and closeout documentation.

Attend weekly job meetings; assist in preparing and distributing minutes.

Support the PM in cost estimating at design milestones and constructability review documentation
Required Qualifications
-
Bachelor's degree in Construction Management, Engineering, Architecture, or related field (equivalent experience considered).

Minimum 4–7 years of project management or project engineering experience on commercial, institutional, or industrial construction projects.

OSHA 30-Hour Construction certification (current or obtained within 60 days).

Working knowledge of NYS prevailing wage and certified payroll requirements.

Proficiency with Procore, Microsoft Project (or P6), Bluebeam, Microsoft Excel (advanced), and AIA G702/G703 billing.

Familiarity with BIM coordination workflows (Revit / Navisworks).

Strong written and verbal communication and document control discipline.

Ability to obtain facility identification.

Valid driver's license.
Qualifications
-
Prior experience on a SUNY, ESD-funded, or NYS public works project, including MWBE/SDVOB compliance reporting through ESD/NYSCS.

Mission-critical, data center, or higher-education construction experience.

LEED Green Associate or LEED AP, OSHA 30, PMP-in-progress, or CMAA CCM-in-progress.
Working Conditions
Full-time on-site at the project location. Combined office trailer and active construction environment. Standard 40 work week with extended hours as project demands.
