Job Title: BIM Detailer / Mechanical Drafter HVAC, Plumbing, Piping Revit MEP

Role Overview
The BIM Detailer is responsible for turning mechanical system designs into accurate, coordinated 3D models and shop drawings for HVAC, plumbing, and piping installations. This role includes developing models, resolving clashes, and supporting field crews and prefabrication teams to ensure constructible, efficient installations.
Success in this position requires strong coordination skills and close collaboration with project managers, engineers, field leaders, and fabrication teams. Candidates with hands-on mechanical construction or fabrication experience are strongly encouraged to apply, as practical field knowledge enhances model accuracy and jobsite readiness.
Core Responsibilities
- Create and maintain detailed Revit models for HVAC, plumbing, and piping systems, aligned with company BIM standards and project specifications
- Produce accurate shop drawings, spool drawings, and fabrication details directly from models
- Coordinate models across multiple disciplines (architectural, structural, MEP) and manage clash detection in Navisworks or similar tools
- Lead or participate in BIM coordination meetings with project teams and other trades, resolving clashes and ensuring constructability
- Support prefabrication and modular delivery by generating install-ready details and collaborating with the fabrication shop
- Incorporate markups, RFIs, and as-built changes into models to maintain accuracy through project closeout
- Ensure version control and timely distribution of model updates to all stakeholders
- Assist in developing and improving internal BIM standards, templates, and workflows
- Provide constructibility feedback during design-assist/design-build projects and collaborate with estimating and procurement teams when needed
Required Background
- Experience working for a mechanical contractor in a BIM/VDC capacity
- Proficiency with Autodesk Revit MEP, Navisworks, AutoCAD, and BIM 360 (or similar collaboration platforms)
- Strong understanding of mechanical construction and prefabrication workflows
- Prior experience producing spools, shop drawings, and fabrication-level details
- Ability to read and interpret mechanical, plumbing, and structural drawings and specifications
- Previous field experience in HVAC, plumbing, or piping systems strongly
- Knowledge of BIM standards, clash detection processes, and levels of development (LOD 300400)
- Excellent communication skills to coordinate with engineers, field teams, and fabrication shops
- Strong attention to detail, organizational skills, and ability to work in a fast-paced project environment
