About the Role
We are seeking a highly experienced Commercial Lead to oversee the commercial, contractual, and financial management of a major data center construction project in Frankfurt. The successful candidate will ensure robust commercial governance, protect project profitability, and support delivery teams throughout all project phases.
Key Responsibilities
Commercial & Contract Management
- Lead all commercial activities across the project lifecycle, from pre-contract to final account.
- Manage client, contractor, and supplier contracts (FIDIC, NEC, JCT, or similar).
- Evaluate, negotiate, and administer contract terms and variations.
- Ensure compliance with company policies, legal requirements, and contractual obligations.
Financial Control
- Oversee project budgets, forecasts, cost plans, and cashflow.
- Manage cost reporting, value engineering, and risk mitigation strategies.
- Drive cost efficiencies while maintaining project quality and schedule.
- Prepare monthly commercial reports, change orders, and financial summaries.
Procurement & Supply Chain
- Work closely with procurement teams to select subcontractors and negotiate commercial agreements.
- Assess supplier performance, monitor spend, and ensure value for money.
- Lead tendering processes and conduct commercial evaluations.
Stakeholder Engagement
- Act as the primary commercial point of contact for client representatives.
- Support project directors, construction managers, and design teams with commercial guidance.
- Represent the business in commercial meetings and negotiations.
Requirements
- 7+ years commercial management or quantity surveying experience (or similar).
- Proven background delivering data centers, mission-critical, pharmaceutical, or large-scale industrial construction projects.
- Strong understanding of contract law, risk management, and cost control.
- Ability to manage multiple stakeholders in fast-paced environments.
- Excellent negotiation, analytical, and communication skills.
- Fluent English; German is an advantage but not essential.
- Willingness to be based in Frankfurt or travel as required.
