Commercial Property Manager – Industrial Assets & Facilities

Position Summary

Virginia Transformer Corp. is seeking an experienced Commercial Property Manager to oversee a diverse portfolio of industrial, manufacturing, warehouse, office, and commercial real estate assets. This individual will be responsible for maximizing asset performance, managing property operations, overseeing leases and contracts, coordinating capital improvement projects, and ensuring facilities are maintained in a safe, efficient, and cost-effective manner.

The ideal candidate will bring a strong background in commercial property management, facilities management, lease administration, vendor management, budgeting, and capital project oversight. This role requires a strategic leader who can balance day-to-day operational execution with long-term asset planning and portfolio optimization.

Key Responsibilities

Property & Asset Management

  • Manage a portfolio of industrial, manufacturing, warehouse, office, and commercial properties.
  • Develop and implement asset management strategies that maximize property value and operational efficiency.
  • Conduct regular property inspections and assessments to ensure facilities are properly maintained.
  • Ensure compliance with all local, state, and federal regulations related to property operations.

Lease Administration & Contract Management

  • Oversee lease administration activities including renewals, amendments, negotiations, and compliance.
  • Manage landlord, tenant, and third-party relationships.
  • Review and negotiate service contracts, vendor agreements, maintenance contracts, and property-related service agreements.
  • Monitor lease obligations, critical dates, insurance requirements, and contract performance.

Facilities Operations

  • Direct maintenance, repair, landscaping, janitorial, security, and facility services activities.
  • Develop preventative maintenance programs for buildings, infrastructure, and facility systems.
  • Coordinate facility upgrades, renovations, and improvement initiatives.
  • Ensure facilities meet operational, safety, and environmental requirements.

Capital Projects

  • Plan, budget, and oversee capital improvement projects.
  • Manage contractors, architects, engineers, consultants, and construction partners.
  • Monitor project schedules, budgets, quality standards, and contractor performance.
  • Support facility expansion, renovation, and modernization initiatives.

Financial Management

  • Prepare and manage annual operating budgets and capital expenditure budgets.
  • Monitor operating expenses and identify cost-reduction opportunities.
  • Analyze property performance and provide regular financial and operational reporting.
  • Support forecasting, long-range planning, and asset investment decisions.

Vendor & Stakeholder Management

  • Develop and manage relationships with contractors, suppliers, service providers, and local agencies.
  • Establish performance metrics and accountability standards for vendors.
  • Collaborate with internal operations, manufacturing, engineering, finance, and leadership teams to support business objectives.

Qualifications

  • Bachelor's degree in Business, Real Estate, Construction Management, Facilities Management, Engineering, or related field .
  • 8+ years of commercial property management, industrial property management, facilities management, or real estate operations experience.
  • Experience managing industrial, manufacturing, warehouse, commercial, or multi-site property portfolios.
  • Strong knowledge of lease administration, property operations, budgeting, and contract management.
  • Experience managing capital projects, renovations, and facility improvement initiatives.
  • Strong financial acumen with experience managing operating and capital budgets.
  • Demonstrated ability to negotiate contracts, manage vendors, and oversee third-party service providers.
  • Excellent leadership, communication, and relationship management skills.
