Job Description:

The Construction Coordinator, Data Center Operations, is primarily responsible for ensuring the smooth and compliant administration of the construction department. This position is critical to providing the reporting, tracking, and support needed to sustain and grow AREP's data center projects across the portfolio.

Essential Duties & Responsibilities:

  • Review leases, loan documents, and management agreements to determine construction costs and requirements.
  • Process construction invoices in Yardi from start to finish, including completing vendor invoice reconciliation, processing and tracking expense reports, responding to vendor and tenant inquiries on payment status, and requesting additional supporting documents from vendors.
  • Manage change orders from General Contractors and other vendors from initiation to completion, including processing GC pay application packages (Forms G701, G702, and G703).
  • Issue construction contracts and track them for each job.
  • Get contracts and proposals signed, tracked, and returned to the vendor. Generate construction folders and file all original executed contracts.
  • Track W9s, obtain required Certificates of Insurance (COIs) from vendors, and keep them up to date.
  • Review and approve lien releases.
  • Expedite permit processing so permit checks are cut quickly and sent to the appropriate expeditor.
  • Receive invoices and review them with Project Management for approval.
  • Track monthly fees and reconcile monthly variances.
  • Review job budgets as needed.
  • Review all construction draw packages and insert any required documents. Work with accounting for the monthly draw process.

  • Ability to anticipate any barriers that may affect asset management.
  • Able to provide high attention to detail and accurate research and reporting.
  • Ability to respond promptly to management and general contractors' requests.
  • Regularly review and reinforce current procedures.
  • Able to work collaboratively with co-workers and management through trust and transparency.
  • Ability to roll up the sleeves and get the job done.
  • Ability to handle multiple competing deadlines and generate a detail-oriented work product.
  • Ability to communicate effectively orally and in writing.
  • Strong working knowledge of computer software, including Microsoft Office Suite.
  • Data Center experience .

Qualifications:

  • 2+ years of construction project management experience. Candidates with relevant experience in the commercial real estate and Data Center industry are strongly encouraged to apply.
  • Demonstrated experience working with the general contractor pay app process.
  • Proficient in Excel.
  • Candidates with experience working in Yardi, SharePoint, and Bluebeam are strongly encouraged to apply.
