Summary
The GM of Preconstruction is responsible for overseeing all preconstruction services, estimating, cost management, scheduling, and procurement strategy for large-scale industrial, advanced manufacturing, and mission-critical (data center) projects ($50M – $500M+).
Responsibilities
- Lead all preconstruction, estimating, and cost management functions across the organization
- Oversee conceptual, schematic, DD, and GMP estimates, ensuring accuracy and competitiveness
- Drive value engineering, cost modeling, benchmarking, and constructability reviews
- Develop and manage CPM schedules, milestone planning, and project phasing strategies
- Utilize tools such as Primavera P6, MS Project, and estimating software
- Lead early procurement strategy, including long-lead item identification and vendor engagement
- Partner with supply chain to mitigate cost escalation and schedule risk
- Support delivery methods including Design-Build, EPC, CMAR, and IPD
- Establish standardized preconstruction processes, SOPs, and best practices
- Lead risk identification, contingency planning, and financial analysis
- Collaborate with operations to ensure seamless transition from preconstruction to execution
Requirements
- Bachelor's degree in Engineering, Architecture, Construction Management, or a related field
- 15+ years of experience in industrial/manufacturing construction or design-build environments, with significant preconstruction leadership experience
- Demonstrated experience leading preconstruction, estimating, and cost control for large, complex projects in the $50M–$500M range
- Proven expertise in estimating, preconstruction scheduling, and early procurement for manufacturing, advanced manufacturing, or data center facilities
- Strong experience with design-build, EPC, or CMAR delivery methods
- Lead conceptual estimating and cost modeling functions to drive financial accuracy and project viability
- Oversee CPM scheduling and preconstruction planning to ensure alignment with operational and client objectives
- Establish procurement strategies and manage subcontractor relationships to support successful project delivery
- Experience with Primavera P6, MS Project, BIM/VDC, and estimating tools
- Deep knowledge of industrial construction (manufacturing, semiconductor, battery, or data centers)
