Job Summary
As a Project Manager at Graydaze, you will be required to organize (both material procurements and labor requirements), and manage projects ranging in value from $5,000 to $1,500,000. This employee should be a strong field communicator with the ability to negotiate and coordinate scheduling, organize manpower, coordinate extra work items and communicate all project needs with our field office or customer’s field representative. In addition, the employee should be able to understand project drawings and organize a field take off for tilt panel projects, tenant improvement projects manufacturing projects, data center facilities, and commercial facility repaint projects. Project Managers will be required to travel 2-5 days per week.
Responsibilities

Communicate with office and field personnel to complete any assigned project.

Quantify material takeoffs and place material orders accordingly

Maintain working knowledge of basic painting equipment, including airless paint sprayers, texture application equipment, and compressors

Maintain working knowledge of construction access equipment, including booms, scissors, scaffolds and ladders.

Monitor and be familiar with current safety regulations and trends concerning coatings, access equipment and application equipment

Maintain extensive knowledge of at least one major paint manufacturer with limited knowledge of other suppliers

Sequence painting procedures with other job site activities and communicate our needs with the customer’s field

Maintain knowledge of other job site trades specific to each job and adjust long range scheduling accordingly

Order paint and maintain material log

Field coordination with customer’s field crew – aid subcontractors in scheduling and sequencing

Toolbox topics weekly

Weekly to Bi-weekly jobsite visits

Attend scheduled jobsite meetings

Get signed work authorizations and author Change Order Proposal / Field Order

Rent and off rent equipment
-
Check substrates prior to coating
-
Maintain quality standards
-
Ensure proper safety equipment is on the job and used

Order job box or make other arrangements for securing equipment and materials on the project site

Ensure project completion within budget and notify the SR PM or GM of any anticipated difficulties.

Produce labels and organize attic stock

Complete office and GC punchlists, get signed copy of GC list

Maintain company equipment
-
Return keys, access cards, etc to the owner and ensure job site is cleaner than when we mobilized

Approve subcontractor pay applications bi-monthly

Process field orders weekly
-
Code and verify material invoices
-
Update project directory with field changes and budget changes

Forward specific job material quotes to the office admin for distribution

Maintain and submit Estimate to Complete cost reporting monthly
