Ofi Chito, LLC is a land use, entitlement, and permit expediting firm offering a turnkey, "white glove" pre-construction solution for developers and corporate real estate teams. We offer land use planning, site development, permit expediting, utility coordination, land entitlements, and project management for projects nationwide.
Our firm is growing and looking to add a driven, curious, and detail-oriented Entitlements Manager to our team. The ideal candidate will manage a portfolio of projects while fostering a collaborative environment and ensuring the delivery of high-quality services to our clients.
This is a full-time, hybrid position with a mix of in-office and remote workdays after an initial training period. This position is best suited for a professional with at least four years of experience in the commercial pre-construction development sector.
As an Entitlements Manager, you will be responsible for coordinating the planning, execution and evaluation of all municipal approvals required for land development of a large volume of simultaneous commercial projects. You will also control the delegation of work to other internal staff to successfully meet client deadlines and expectations.
To ensure success in this role, the ideal candidate will have experience with entitlements, real estate and municipality engagement, as well as a proven track record of delivering multiple, high-priority projects with tight timelines that required strong project management. You will also excel in cross-functional coordination with internal partner teams and outside consultants and be a great manager of people.
This position will be in person at the Fort Worth-based office. Evening hours and overnight travel for municipal meeting attendance will compromise up to 20% of the time in this role.
Responsibilities:
- Ownership of a large volume of simultaneous commercial entitlements projects and associated client accounts.
- Management of internal team, including coordinators and administrative support staff.
- Researching municipal requirements for commercial and multi-family real estate projects.
- Capturing and providing information to project stakeholders including corporate brand teams, developers, and architecture, engineering, and construction professionals.
- End to end coordination of all required permit approvals, including project submission, follow up, client communication, and municipal meeting attendance.
- Gathering data via GIS mapping, municipal ordinances, county real property records, and other online services.
- Serving as the primary liaison between project stakeholders (client, architects, engineers, GCs) and required municipalities/other organizations holding permitting authority.
- Pre-review of drawings and other documents to ensure compliance with local code and municipality submittal requirements.
- Communication of project milestones, deliverables, and deadlines both internally utilizing project management software and externally to clients and other stakeholders.
- Travel to, attending, and presenting at municipal meetings such as Planning & Zoning Commission and City Councils as required.
To Be Effective in the role, you will have:
- A minimum of four years of professional entitlements and project management experience.
- Working familiarity with city codes and ordinances, zoning regulations, utility coordination, SWPPP and environmental permitting, and platting processes.
- Excellent follow-up, deadline, schedule, and time management skills
- Personable and friendly client-focused service mentality
- Ability to communicate with clients, architects, engineers, municipalities, and other project stakeholders in a clear, professional manner (both written and verbal)
- Capacity to professionally perform multiple detail-oriented tasks while working with different clients and projects simultaneously.
- Ability to perform detailed research and capture findings in an accurate, clear and concise manner.
- Possession of a sense of curiosity and problem-solving skills.
- Capacity and desire to learn new skills and grow industry knowledge.
- Capability to responsibly self-manage work from a remote location while meeting all required deadlines and deliverables.
- Valid driver's license, reliable transportation, and willingness to travel as required.
Qualifications:
- Bachelor’s Degree or Equivalent
- Permit Technician certification through the International Code Council or similar
- Experience with reading construction documents and AutoCAD or similar systems.
- Familiarity with Industrial, data center, and similar project types.
- Familiarity with and the ability to use GIS and other mapping software/technology.
- Familiarity with electric utility and fiber communication terminology and department of transportation permitting platform and processes.
