A rapidly growing developer/operator in the hyperscale and mission-critical infrastructure space is seeking a Senior Director of Preconstruction to lead the front-end planning and execution strategy for a portfolio of large-scale data center developments.
\n
\n
This executive leadership role will oversee all aspects of preconstruction from site selection and due diligence through permitting, budgeting, procurement strategy, constructability, utility coordination, and project readiness.
\n
\n
The position partners closely with Development, Finance, Engineering, Real Estate, and Construction leadership to ensure projects are commercially viable, fully entitled, and positioned for successful execution.

Key Responsibilities
\n

- Lead portfolio-level preconstruction strategy across hyperscale and mission-critical data center developments.
- Oversee site due diligence, feasibility analysis, entitlement strategy, permitting, utility coordination, geotechnical investigations, and early site development planning.
- Partner with Development and Real Estate teams on land acquisition evaluations, site selection, zoning considerations, infrastructure availability, and project feasibility.
- Own conceptual estimating, budgeting, cost modeling, procurement planning, scheduling, and constructability reviews from acquisition through construction start.
- Develop procurement strategies and manage subcontractor, consultant, and vendor relationships across multiple markets.
- Lead preconstruction standards, bid packages, RFPs, value engineering initiatives, and construction handoff processes.
- Identify project risks early and develop mitigation strategies related to permitting, utilities, site conditions, schedule, and cost.
- Build, mentor, and lead a high-performing team of Directors, Preconstruction Managers, Estimators, and Project Controls professionals.
- Collaborate with executive leadership to drive portfolio readiness, operational consistency, and scalable delivery processes across a rapidly expanding development platform.

Ideal Background
\n

- 10–15+ years of leadership experience in preconstruction, land development, development management, construction management, or capital project delivery.
- Experience leading front-end development activities including land acquisition support, due diligence, entitlements, permitting, utility coordination, and site development.
- Strong background in conceptual estimating, budgeting, procurement strategy, scheduling, constructability reviews, and contractor management.
- Experience working across multidisciplinary teams including Development, Real Estate, Finance, Engineering, and Construction.
- Proven ability to build and scale high-performing teams and standardized preconstruction processes.
- Experience delivering large-scale data center, industrial, energy, mission-critical, or complex infrastructure developments is strongly .
