Job Title: Senior HVAC Project Estimator – Commercial & Industrial Insulation
Location: White Marsh, MD (serving Maryland, Washington DC, and Northern Virginia)

Position Summary
The Senior Estimator is responsible for overseeing all aspects of insulation project estimating and project management supporting pre-construction activities. This individual will prepare
detailed cost proposals, manage customer relationships, and collaborate with internal teams to deliver accurate, timely, and competitive bids. The ideal candidate brings a proven track record of success in insulation estimating, has an existing customer base, company relationships and contacts in the Baltimore, Washington DC and Northern Virginia markets, and demonstrates both technical acumen, customer service and leadership capability.
Key Responsibilities
- · Prepare and submit detailed cost estimates and bids for commercial and industrial mechanical insulation projects, including plan & spec and design-build scopes.
- · Review drawings, specifications, and bid documents to define project scope and assess risk factors.
- · Conduct material and labor take-offs using digital tools using the MIKE insulation estimating system.
- · Price and submit change orders based on project changes and field conditions.
- · Lead bid strategy development and value engineering efforts to optimize proposals.
- · Submit polished, accurate bid proposals under tight timelines.
- · Attend pre-bid meetings, walkthroughs, and post-bid interviews.
- · Coordinate project handoff meetings and support project managers during execution.
- · Develop and maintain active communication and customer relations with mechanical contractors, general contractors, vendors, project managers and internal stakeholders. Throughout the bidding process and across the lifecycle of projects.
- · Track job progress, forecast up to date project costs, monthly billing projects, and monitor costs to ensure profitability.
- · Work closely with field superintendents to support job planning, scheduling, and resourcing.
- · Update and maintain CRM for tracking bid outcomes, customer contacts, and project pipeline.
Qualifications
- · Minimum 10 years of experience in mechanical insulation estimating, with a strong background in commercial or industrial construction.
- · Deep understanding of insulation materials, applications, labor rates, compliance and regulatory requirements and construction processes.
- · Established relationships with key mechanical contractors and project stakeholders in Maryland, DC, and Northern Virginia.
- · Expertise in reading and interpreting mechanical drawings, piping schematics, and project specs.
- · Familiarity with federal and institutional projects (e.g., WMATA, Andrews AFB, Ft. Meade, universities, government buildings, data centers).
- · Proven ability to produce timely, competitive, and accurate bids.
- · Proficient in the MIKE insulation estimating program and digital takeoff software.
- · Experience with change order pricing and project cost tracking.
- · Familiarity with Foundation Software for project tracking and management.
- · Strong verbal and written communication skills with an emphasis on client service and internal collaboration.
- · Highly organized, self-directed, and capable of managing multiple projects and deadlines.
Experience
- · Prior experience in a lead estimating or estimating manager role.
- · Background in project management, including scheduling, change orders, and client interfacing.
- · Experience working on federal or institutional projects with security requirements.
- · Familiarity with prevailing wage projects and certified payroll reporting.
