Exciting opportunity to get in at the start of a new AI Data Center build in West Texas. A development partner runs delivery end-to-end: design management, procurement, trade contracting, and the field organization including the Site Lead. This role will serve as the Owner’s construction representative for that project. You will verify what is actually happening on-site, keep the owner informed with an independent view, and make owner decisions quickly so they are never the bottleneck. Data center experience is not required, big projects, fast delivery, and deep field experience are.

Role Responsibilities

\n

Responsibilities will include:

\n

\n

    \n
  • Verifying reported progress against the physical work: quantities, production rates, milestones. Verifying pay applications before client funds them
  • \n

  • Maintaining direct relationships with trade superintendents and general foremen. Know the state of the job from the field, not the report
  • \n

  • Attending the developer's daily field meetings as the owner's standing presence. Be present for first steel, energisations, factory witness tests, and all integrated systems testing
  • \n

  • Reviewing every change order for price, real schedule impact, and avoidability before owner approval
  • \n

  • Approving routine owner decisions same-day under delegated authority from the COO
  • \n

  • Reporting to ownership monthly in writing on schedule, cost, quality, and safety; immediately on anything material
  • \n

  • Hosting the end user's site visits and acceptance walks
  • \n

  • Managing interfaces between the project and clients' existing operations (roads, substation, outages)
  • \n

Person Specification

\n

Essential skills will include:

\n

\n

    \n
  • 10+ years of field-based construction leadership on large capital projects ($100M+), as a superintendent, general superintendent, field-based construction manager, or owner's representative – field-based, not office-based
  • \n

  • Delivery of at least one large project on an accelerated schedule
  • \n

  • Reading structural, civil, mechanical, and electrical drawings; can verify installed quantity and quality by walking the work
  • \n

  • Reviewing and challenging pay applications and change orders on behalf of an owner or GC
  • \n

  • Credibility at the trade level; direct relationships with superintendents and general foremen
  • \n

  • Ability to take projects through startup, testing, and turnover
  • \n

  • Ability to write clearly and produce reports without spin
  • \n
