POSITION SUMMARY

We are seeking a development-oriented Senior Director / VP to join the Asset Management team. This position is responsible for supporting asset management for AREP's rapidly expanding Data Center portfolio and will bridge the gap between asset-level financial strategy and the complexities of ground-up development. The Senior Director/VP of Asset Management & Development will work closely with the Managing Director and SVPs of Asset Management & Development in all aspects related to the development & construction, leasing, and business plan implementation of the PowerHouse data center portfolio.

This position reports to the Managing Director, Asset Management. It is based at our McLean, VA headquarters and has an in-office schedule. 

Primary Responsibilities

  • Track and oversee day to day development activities from the asset management perspective for the Data Center portfolio.
  • Proactively manage complex development risks in partnership with construction team in order to implement the asset management business plan and ensure the financial success of each asset.
  • Understand fiber, utility, and other identified development requirements for the project portfolio and prevent and resolve issues  with the construction and development team.
  • Responsible for tracking action items under major lease/construction milestones, easement placements/vacations as well as understand and report on the entitlement, utility and tenant requirements for the development/construction process. 
  • Partner with the Managing Director and SVPs of Asset Management on regular internal and external stakeholder communication on development topics and completing or facilitating tasks that arise from these communications
  • Assist in the leasing, zoning, utility and marketing discussions with Asset Management leadership, and manage attorneys, internal development team, utility providers, and third-party consultants.
  • Own necessary steps to ensure insurance requirements for development and construction are met.
  • Coordinate transitions from construction to property management as buildings deliver and enter service.
  • Responsible for assisting full-cycle disposition of assets, including due diligence and informational requests from brokers, equity partners, and prospective buyers.

Key Qualifications & Competencies:

  • Bachelor's Degree in math, real estate, business finance, economics, political science or related areas, or additional significant relevant working experience in lieu of degree.
  • 7+ years of development experience in the commercial real estate industry. Candidates with real estate financial experience in the data center industry are strongly encouraged to apply. 
  • Demonstrated knowledge of development, leasing and construction processes and concepts.
  • Strong technical skills in the Microsoft Office suite. High proficiency in Word, Project Management, and Excel.
  • Excellent written communication, verbal and analytical skills necessary to communicate with internal and external partners.
  • Ability to work in a fast-paced, entrepreneurial environment as a hands-on contributor.
  • Strong time management skills, attention to detail, and commitment to getting the job done.
