We are seeking a Senior Director of Land & Fuel Infrastructure to lead all land acquisition, land management, and last-mile gas build out activities for Conduit’s distributed 10MW reciprocating engine power plant program and data center power projects. This role oversees new site control efforts, landowner negotiations, short and long-term landowner relationship management, long-term lease/purchase agreement compliance tracking, fuel supplier engagement, fuel contracting, and the development and execution of last-mile gas interconnections. The Senior Director provides strategic leadership, cross-functional coordination, and commercial oversight to ensure that power plant development timelines, commercial objectives, and operational obligations are met.

You Will:

  • Land Acquisition & Site Control (Reciprocating Engine & Data Center Projects)

    • Lead the identification, evaluation, and acquisition of new land parcels suitable for 10MW reciprocating engine power plants and data-center-integrated power facilities.
    • Negotiate land agreements for Conduit projects, including purchase agreements, easements, long-term leases, access agreements, and option agreements.
    • Conduct due-diligence activities (title, environmental, zoning, utilities, community considerations) and coordinate with internal and external counsel to ensure land agreements meet Conduit and project requirements.
    • Establish and maintain a pipeline of strategic land opportunities aligned with development objectives and market expansion plans.

  • Land Agreement Compliance & Landowner Relationship Management

    • Oversee and maintain the company’s portfolio of active land agreements, ensuring all landowner obligations, payment schedules, notice requirements, and compliance conditions are met.
    • Serve as the primary executive contact for landowners during both development and operational phases of Conduit projects/assets.
    • Develop and maintain land agreement tracking systems, processes, and reporting dashboards to support ongoing compliance and corporate governance.

  • Gas Supply Strategy & Contracting

    • Identify, evaluate, and qualify potential gas suppliers (utilities, local distribution companies (LDCs), midstream companies, producers, pipeline operators) capable of serving project sites.
    • Support the Conduit Finance and Market Operations teams evaluation of the commercial structures available for the potential gas suppliers.
    • Once a potential gas supplier and commercial structure is selected, lead commercial negotiations for gas supply agreements, transportation service agreements, and related upstream/downstream commercial arrangements.
    • Coordinate gas volume forecasting, pressure requirements, line sizing, and interconnection needs with engineering, development, and operations teams.
    • Ensure negotiated gas supply structures support overall project economics and long-term operating objectives.

  • Last-Mile Gas Interconnections & Partner Development

    • Develop a network of engineering, construction, and O&M partners to execute last-mile gas tie-ins and pipeline lateral installations.
    • Oversee contractor selection, contracting strategy, and commercial negotiation for last-mile gas infrastructure.
    • Provide leadership and oversight during planning, engineering, permitting, and construction of last-mile gas connections.
    • Ensure interconnection cost estimates, risk assessments, and construction schedules are accurate and integrated into project development plans.

  • Operations & Maintenance of Gas Interconnect Assets

    • Manage the operations agreement(s) for the long-term maintenance, inspection, and repair of last-mile gas tie-ins and related gas infrastructure.
    • Establish performance metrics, compliance requirements, and reporting standards for O&M partners.
    • Oversee the resolution of operational issues with gas suppliers, contractors, and landowners.

  • Leadership & Cross-Functional Coordination

      • Collaborate closely with development, engineering, regulatory, legal, finance, and operations teams to ensure alignment of land and fuel infrastructure strategies.
      • Provide executive-level reporting on land acquisition status, gas supply risk, and landowner compliance obligations.
      • Mentor and develop staff involved in land, fuel supply, and infrastructure activities.

What You Bring to the Team:

Required

  • 10–15+ years of experience in land acquisition, right-of-way, commercial development, or fuel supply for energy infrastructure projects.
  • Demonstrated success negotiating land agreements, easements, and commercial contracts.
  • Experience working with gas utilities, midstream companies, or pipeline operators.
  • Strong knowledge of gas interconnection requirements, pipeline construction, and associated regulatory frameworks.
  • Excellent communication, negotiation, and stakeholder-management skills.
  • Ability to travel regularly to project sites and supplier/landowner locations.

  • Bachelor's degree or higher in Business Administration, Land Management or relevant field.
  • Experience in distributed , reciprocating engine systems, gas-fired power development, or data-center power projects.
  • Prior leadership role overseeing land and gas-supply functions.
  • Familiarity with FERC, state utility regulations, franchise territories, and gas pipeline permitting.
  • Background managing EPC or O&M contractors for small-diameter pipeline infrastructure.
