Salary: £95,000 + Travel expenses + 5-10% annual performance bonus (DOE)

A leading UK mechanical and electrical contractor delivering complex, high-value projects across commercial and mission-critical sectors is seeking an experienced Senior Quantity Surveyor to join its London team. With continued growth in the data centre market, this role will take commercial ownership of major M&E packages under JCT contracts.

Role Overview:

Reporting to the Commercial Director, you will take full responsibility for the commercial management of data centre projects, ensuring proactive cost control across all activities from pre-construction through to final account. This is a senior position requiring strong experience in managing mechanical and electrical packages within mission-critical environments and operating under JCT forms of contract.

Key Duties & Responsibilities:

  • Lead the commercial management of M&E packages on large-scale data centre projects, ensuring profitability, contractual compliance and robust financial governance.
  • Administer JCT contracts throughout the project lifecycle, including change control, variations, notices, claims management, settlement of final accounts and dispute resolution where required.
  • Compile and deliver comprehensive financial and commercial reports, including monthly Cost Value Reconciliation (CVR) / Profit & Loss reporting, forecasts and variance analysis.
  • Conduct monthly valuations and agree applications for payment with clients, ensuring accuracy and alignment with project progress.
  • Liaise closely with Project Managers to review programme and commercial performance, monitoring progress against agreed contract margins and highlighting risks or variances.
  • Establish and manage project budgets, develop detailed cost plans with senior commercial leadership and track design or scope changes impacting financial targets.
  • Support and contribute to the bid process for future opportunities, including commercial review of tender submissions, risk identification and input into pricing strategy for M&E packages.
  • Procure and commercially manage subcontractors and suppliers, including preparing and issuing subcontract orders and material purchase orders.
  • Provide procurement advice and guidance to operational teams, ensuring best value and compliance with internal procedures.
  • Run weekly cost reports and lead commercial review meetings with project teams to ensure proactive financial control.
  • Engage with pre-construction and project management teams to ensure Health & Safety budgets are appropriately considered and commercially supported.
  • Ensure adherence to internal business processes and ERP construction management systems for cost tracking and reporting.
  • Represent the business at client meetings, maintaining strong professional relationships and upholding company values.
  • Mentor and support junior members of the commercial team, promoting best practice and commercial awareness across projects.
  • Maintain strict confidentiality in line with Data Protection and Information Security standards.

Essential Experience & Skills:

  • Proven experience as a Senior Quantity Surveyor or Quantity Surveyor within the M&E building services sector.
  • Demonstrable experience delivering commercial management on data centre or other mission-critical projects.
  • Strong working knowledge of JCT contract forms and associated commercial procedures.
  • Experience managing high-value mechanical and electrical packages, including HVAC, power distribution, containment, BMS and associated systems.
  • Ability to manage variations, valuations, final accounts and subcontract negotiations effectively.
  • Strong financial acumen with experience producing CVRs, forecasts and cost reports.
  • Degree in Quantity Surveying, Commercial Management or related discipline (or equivalent industry experience).
  • Excellent communication, negotiation and stakeholder management skills.
  • High level of numeracy and strong IT skills (MS Office, particularly Excel).
  • Ability to work under pressure and meet strict project deadlines within fast-paced environments.
  • Well organised, commercially astute and proactive in risk management.
  • Full UK driving licence and flexibility to travel to project sites as required.
